The simple answer is: Only the electrical items provided by the landlord need to be tested
This typically includes:
Fridges and freezers, Washing machines, Dishwashers, Microwaves, Kettles and toastersAny other electrical appliances supplied with the property
Tenant-owned items do not need to be tested as part of the landlord’s responsibility.
How Often Should Landlords Carry Out PAT Testing?
There is no fixed legal timeframe, but guidance depends on the type of equipment and how it is used.
For most rental properties, especially those with larger, static appliances (white goods) that are not frequently moved, we typically recommend: Every 4–5 years
This is a practical and cost-effective approach that still ensures safety.
